Mixed-Use

Market Road is a mixed-use development set on a challenging site, providing 125 private and 36 affordable flats and commercial space.

This project presented significant technical challenges as the site is situated directly over the portals into the Copenhagen railway tunnels. These 100-year-old masonry tunnels lay less than 8m below site and carry the lines into London Kings Cross. This challenge not only dictated the form and mass of the buildings we designed but also the construction type and building sequence.

We were able to pioneer a scheme that utilised the latest lightweight metal framing technology and structural analysis to provide a lightweight superstructure. The four-block structure is supported on a single story concrete basement with a raft foundation over the tunnels. In conjunction with specialist geotechnical consultants “Geotechnical Consulting Group”, a finite element soil model was used to determine the stresses and movements of the tunnels below.

This has been an evolving design process that has allowed the Architects to work within the unique limitations of the site. Despite these constraints, we were pleased to be able to release the value of this site for our client.
